Route 31 splits West Dundee into two different cleans

Happy Maids has cleaned houses in West Dundee — ZIP 60118 — since 1985, from our office in Lake Barrington. What defines cleaning here is grit. Roughly 100 acres in the geographic center of this 3.75-square-mile village came down with Spring Hill Mall through 2025, and grit from a teardown that size keeps arriving for years — sills, sash tracks, blinds and the tops of door casings load up first, which is why dusting here does not hold as long as people expect. The water is the easy part: three deep village wells and ion-exchange treatment mean far less of the white limescale that loads up glass in Barrington or Cary, and the local signature is a faint haze when glass and chrome are left to air-dry.

Illinois Route 31 runs along the top of the Fox River bluff and splits the village in two. East of it is the original settlement and most of the Dundee Township Historic District — 65 buildings on the National Register since 1975, much of it in the pale-yellow brick fired locally by the Dundee Brick Company. Plaster and lath, deep window casings, tall baseboards and picture rails hold dust on ledges a drywall house does not have, and radiators get cleaned behind and under rather than around. West of Route 31 is effectively a different town: Tartans Glen, Villages at Canterfield, Fair Hills of Canterfield and the rest of the 1990s and 2000s subdivisions, where grout, caulk and cabinet finishes have hit twenty to thirty-five years.

Nearly half the village rents now, so a good share of our work here is townhomes and apartments with a call box at the door instead of a driveway. Randall Road, Route 31 and Route 72 are heavy arterials across a small village, so salt is on shoes within a day of a treatment run, and dogs come home from Schweitzer Woods, the off-leash area inside the village, carrying mud, burrs and oak litter.
