Happy Maids has cleaned houses in Lake Zurich — ZIPs 60010 and 60047 — since 1985, and our office is about fifteen minutes up the road in Lake Barrington. Start with the water, because most people here have been told it is simply soft. The Village draws from six deep wells, and its own published numbers show ion exchange cutting hardness from 14 to 18 grains per gallon at the wellhead to 6 to 8 grains at the tap. That is soft for Lake County, and it is still enough mineral to film frameless glass, chrome and stainless within days of a wipe-down. Film that is already established comes off a layer at a time over several visits, never with anything harsh enough to etch the glass. Past the village limits, the unincorporated Ela Township pockets that share 60047 are on private wells, where iron rides in on top of the hardness and needs a different product entirely.

Layout beats square footage in the 1970s core of the village. A split-level in Old Mill Grove or Ancient Oaks means four to six short flights, a bath stranded on its own half-level and a vacuum carried rather than rolled — the slowest square footage in this business. At the other end of town a Coventry Creek custom at 4,200 to 5,000-plus square feet takes a team of two or three, while a Concord Village ranch villa is one technician. Same village, same fifteen-minute drive, completely different staffing.

The mature oak canopy on those older streets and out along Cuba Marsh puts a three-week catkin drop on the sills every May. Summer brings the other problem: the lake itself is privately owned, the Village runs two public beaches, and fine beach sand is abrasive — it grinds into entry grout and the top few stair treads and dulls hardwood finish if it is pushed rather than lifted. So from Memorial Day on, entries, mudrooms and stair treads come first on the list, not last. Most clients are at work or in a District 95 pickup line when we arrive, so we work on coded or keyed access with the same background-checked team whenever we can.

Is Lake Zurich water hard enough to spot up my shower doors?

Yes, though less than most of Lake County. The Village’s own numbers put Lake Zurich water at 6 to 8 grains per gallon at the tap after ion exchange, down from 14 to 18 grains at the wellhead. That is still moderately hard, so mineral film returns on frameless glass, chrome and stainless within days. We work those surfaces every visit with standard supplies, never an abrasive pad or a harsh chemical, because those etch glass permanently. Established buildup comes off a layer at a time over several visits, and once the glass is clear, regular cleaning keeps it clear.

My address is 60047 but I am not inside the village. Is my water different?

Very likely. The unincorporated Ela Township areas, plus the Kildeer, Hawthorn Woods and Deer Park edges that share ZIP 60047, include many homes on private wells at full untreated hardness, with iron. Iron leaves orange-brown streaking in sinks, tubs and toilet bowls that mineral film does not, and it takes a different product. We ask which side of the village line an address falls on before quoting, because those two bathrooms are not the same job.

My tile feels slippery and filmy right after it is cleaned. Did you not rinse it?

Usually it is the softener, not the rinse. Many Lake Zurich softeners are still set for 14 to 18 grains, which was correct before the village’s ion-exchange plants came online, and the Village now tells residents to reset regeneration for the current 6 to 8. Over-softened water leaves a slick, soapy residue that looks a great deal like hard-water film but is corrected in the opposite direction. Tell us it is happening and we change what we use on that surface rather than scrubbing harder, which only makes it worse.

We are in Old Mill Grove and the house is a split-level. Does that change anything?

It changes the time, and time is what the price is built on. A split-level or tri-level means four to six short flights, multiple landings, a bath on its own half-level, and a vacuum that gets carried rather than rolled. A 2,000-square-foot split-level and a 2,000-square-foot ranch are not the same estimate. Call us and we will give you a straight number for your floor plan.

Do you bring cleaning supplies?

Yes — products, cloths and sealed-HEPA SEBO vacuums, all included. Green, kid- and pet-safe products are the default on every visit, not an upgrade you pay extra for.
