Private wells, private septic—and the one neighborhood that is not

Happy Maids has cleaned houses in Long Grove — ZIPs 60047 and 60060 — since 1985, from our office in Lake Barrington, just west of here. The fact we plan around first is that the Village of Long Grove provides no municipal water or sewer to homes: the one public water main in the village serves the shops along Old McHenry Road. Every residential subdivision sits on a private well and a private septic field. Shallow-aquifer water here is very hard and frequently carries iron — white mineral film on shower glass and chrome, an orange-brown ring in a toilet. It releases a layer at a time over several visits, never with anything harsh enough to etch the glass, and chlorine bleach and drain openers stay out of every drain, because a septic field runs on bacteria and replacing a failed one is not cheap.

House size scales hard by subdivision. Gated Royal Melbourne, wrapped around Royal Melbourne Country Club, starts near 3,900 square feet and tops out past 12,000 — firmly team-of-three territory — while the roughly 260 custom homes of Country Club Estates are no two alike. In Lakes of Long Grove, platted in 1977, the houses are forty years old with original oak woodwork and first-generation primary baths, where the marble and travertine tops etch if anything acidic touches them: three feet from a shower door that needs firm, patient work, that vanity needs pH-neutral product and nothing else. Heron’s Landing is the one exception in the village — Lake Michigan municipal water and sewer — and those bathrooms are a genuinely easier job.

Village ordinance bans sidewalks, fences and residential street lights, lots run one to two acres, and oak-hickory woodland comes right up to the house. Subdivisions back onto conservancy land, Indian Creek, Buffalo Creek Forest Preserve and the Park District’s Reed-Turner Woodland, so what comes inside is organic: oak leaf litter and acorn hulls in fall, heavy tree pollen in spring, mud off unpaved shoulders most of the year. Mudrooms, back halls and finished lower levels get real attention rather than a quick pass, and sealed-HEPA SEBO vacuums trap it instead of pushing it back into the room.
