What Sets Happy Maids Apart

Happy Maids cleaners clock in and out through an app tied to your home's location, so the time you booked is the time actually spent in your house. Add W-2 employees, background checks, and one family running the company since 1985, and that is most of the answer.

The proof nobody else offers

How do I know I am getting the time I paid for?

Because the clock is tied to your address. Happy Maids cleaners clock in and out on an app that is location-verified against the home they are cleaning — they cannot clock in from the road, from the parking lot, or from the last job.

This is the question almost nobody asks out loud, and it is the one that matters. Booked time is time in the home, and it is on the record.

The office holds that record for every visit.

  • Clock-in and clock-out happen at your address or not at all
  • No clocking in early on the way over, and no clocking out late from the next street
  • The time on the schedule and the time in your home are the same number
  • A gig platform or a subcontractor arrangement cannot do this — there is no employer holding the clock
Who is in your home

Are Happy Maids cleaners employees or contractors?

Employees. Every cleaner is a W-2 employee of Happy Maids, background-checked before being hired and trained on our time.

W-2 is not a technicality. It means Happy Maids carries the payroll taxes, the workers' compensation and the training cost, rather than pushing them onto the person standing in your kitchen.

  • W-2 employees — not subcontractors, not gig workers
  • Background-checked before hiring
  • Paid training before they work unsupervised
  • Workers' compensation carried on every cleaner
  • The company is fully insured and bonded; confirmation is available on request
Quality control

How does Happy Maids check the work?

Four ways, and we will tell you honestly which one happens every time and which one does not.

  • A questionnaire reaches you by text or email as soon as the cleaning finishes — while it is fresh and you are standing in the room. This one happens every visit
  • New hires work alongside a trainer who re-checks their work until they can work on their own
  • A traveling supervisor spot-checks work in the field from time to time
  • After your first cleaning, somebody from the office follows up personally. We do not repeat that every visit, on purpose — nobody wants a cleaning company checking in forever
Straight talk

Is every cleaning inspected?

No, and any company telling you otherwise is describing something it does not do.

The supervisor spot-check is occasional. The check that happens after every single cleaning is the questionnaire — it reaches you the moment the team finishes, it takes a minute, and it is read.

That same questionnaire is where you can add a tip if you want to, and where you can name the cleaner who did well. Both get back to her.

Flexibility

Am I locked into anything?

No. Happy Maids works at will, with no implied contract, and service can stop at any point.

Every house is different, so the plan is built around yours and changed when your life changes. Tell the office and it goes on your home's record.

We ask for two full business days' notice on a change, because the cleaners held for your home need to be given other work rather than losing the day. Moving a cleaning earlier or later with that notice costs nothing. The rest of the terms are on the Happy Maids policies page.

"They are excellent. I don't feel I need to follow them around."

Supplies

Whose supplies and equipment get used?

Ours. Happy Maids brings all the tools and supplies needed for the cleaning, on every visit.

Cleaners are trained on the products we buy, which is why they are the ones used. If you would rather we used something of yours on a particular surface, leave it out and tell the office — but we cannot promise the usual result or take responsibility for what someone else's product does to a finish.

If it goes wrong

What happens if a cleaning is not right?

Tell us within two business days and we come back and re-clean the area at no charge. If it is still not right after that and the oversight is ours, you get a full or partial refund.

The whole thing, including the one condition attached to the refund, is written out on the Happy Maids satisfaction guarantee page.

Common questions

What makes Happy Maids different from other cleaning services?

Three things, and all three are checkable.

  • Location-verified clock-in — cleaners cannot clock in or out anywhere but your home, so booked time is time in the house
  • W-2 employees — background-checked, paid training, workers' compensation carried, never subcontractors
  • Family-owned since 1985, one local office, decisions made by the people who answer the phone
Can Happy Maids prove how long the cleaners were in my home?

Yes. Cleaners clock in and out on an app tied to your home's location, so the time cannot be started early on the way over or stopped late from somewhere else.

The office holds that record for every visit.

Are Happy Maids employees background-checked?

Yes. Every Happy Maids employee is background-checked before being hired, and works as a W-2 employee rather than a contractor.

Does Happy Maids carry workers' compensation and insurance?

Yes to both. Happy Maids is fully insured and bonded and carries workers' compensation on its cleaners.

That matters to a homeowner: if a cleaner is hurt in your house, it is our coverage that responds, not your homeowners' policy. Insurance confirmation is available on request.

Is every Happy Maids visit inspected by a supervisor?

No. A traveling supervisor spot-checks work in the field from time to time, not on every job.

What does happen every time is the questionnaire, sent by text or email the moment the cleaning finishes.

Do you bring your own cleaning supplies and equipment?

Yes. Happy Maids brings all cleaning supplies and equipment to every job.

If you want a specific product used on a specific surface, leave it out and let the office know — though we cannot guarantee the usual result, or cover damage, from a product that is not ours.

Do I need to be home while you clean?

No, and most clients are not there. The team just needs a reliable way in.

A garage or door code, a key arrangement with the office, or our secure lockbox at no charge all work. If nobody can get in, the visit is charged as reserved time, so tell us before the day.

How much does Happy Maids charge?

Happy Maids prices by the time a home takes, so it depends on square footage, how many bathrooms, the condition at the start, and how often we come.

Recurring service is a flat rate. First cleans, deep cleans and move-in or move-out cleans are hourly, pro-rated every ten minutes.
