A 2,802-square-foot split has four half-flights, so the time goes into stair edges and landing corners, not open floor.

Deer Grove Forest Preserve — nearly 2,000 acres of upland oak — lays a yellow film of pollen every May across the homes along Quentin, Dundee and Smith, then acorn grit and woodland mud through the fall. Is Palatine water hard enough to spot my shower glass?

The village stopped pumping its own deep wells in 1986 and now buys treated Lake Michigan water through the Northwest Water Commission, and the 2025 water quality report puts hardness at 8.0 grains per gallon. That is why Palatine glass gets a slick soap film rather than the chalky mineral crust on private wells further west, and why the product matters more than the scrubbing.

I am in Plum Grove Estates. Is my water different from the rest of Palatine?

Yes, meaningfully. Plum Grove Estates and Plum Grove Woodlands carry Palatine mailing addresses but sit in unincorporated Cook County, outside the village water main, each running its own sanitary district. Those homes are on private wells with substantially harder water, so we treat the glass and fixtures there the way we treat a Barrington Hills home — worked down a layer at a time over several visits, with nothing harsh enough to etch the glass.

How do you price a split-level? Mine is 2,800 square feet but it is basically all stairs.

By the time the home honestly takes, not by square footage alone — which is exactly right for Palatine. A Hunting Ridge or Winston Park split of 2,800 square feet has four half-flights, so the work goes into stair edges, landings and moving equipment between levels rather than open floor. Can you clean my Winston Park house without damaging the original oak trim?
