The village runs its own water: still well water, softened at the village plant, with Lake Michigan water planned for later this decade. Everything else here is wet too — the lake itself, the Fox River, Mutton Creek, and 249 acres of dedicated Cotton Creek Marsh on the floodplain at the west edge — and the village sits on a wide network of hydric soils. Indoors that reads as summer humidity, mildew starting in shower grout and on window frames, and a steady insect load at the glass.
The town is really two towns. The old section is 1930s cottages sold around the new 84 acres of water in 1929, winterized after the war and added onto in stages ever since: half-levels, odd steps between rooms, low ceilings, small window openings, and about ten feet between one house and the next. We quote those by walking through them. The other half arrived at once — Fox River Shores, Westridge, Waterford, Waters Edge and the Nantucket, Southport and Newbury townhome villages — 1,840 homes, 61 percent of everything in Island Lake, in one stretch from 1980 to 1999. Original grout, tub surrounds and 1990s cabinet finishes are at the end of their lives all at once there, and some of what looks like dirt is worn glaze rather than soil.
Four public swimming beaches sit inside the village limits, and people walk or take a golf cart, so the summer load comes in on bare feet through the front door and the back slider — wet towels, sunscreen film, and grit that ends up in bathroom corners and shower door tracks. Down in the old section the streets are narrow and curbless and driveways short or absent, so we build the walk-in into the time. The commute out of the village runs close to 32 minutes, so we work on coded or keyed access with the same background-checked team whenever we can.

The beach comes straight in our front door. What do you do about that?
We work the entry, the back slider and the bathrooms first in a small lake-section house, because with no mudroom there is nothing standing between the beach and the living room floor. Grit lands inside the door and gets walked through the house the same afternoon. Shower door tracks are where it settles and where a quick pass skates right over it, so those get opened up and cleaned out rather than wiped around. Plenty of clients here move to a tighter schedule for June through August and back again in September — no contract either way.
Ours is one of the old cottages by the lake. Can you clean half-levels and odd steps?
Yes, and we quote it by walking through it. The original section is 1930s to 1950s summer cottages, winterized and added onto in stages, so square footage off a listing tells us very little — the room count, the stairs and the condition tell us almost everything. Additions in these houses often do not line up with the original roof, which means finishes change room to room, and that is worth seeing before anyone puts a number on it.
Our street is narrow and has no curb. Where does the crew park?
On the street, usually, and they carry in. The Village’s R-3 overlay across the original 1929 lake plat allows 7,200-square-foot lots and five-foot side yards, so driveways down there are short or absent and there is no side-yard access to speak of. We schedule those visits with the walk-in built into the time, so nobody is rushing. If your street is tight, or a neighbor’s spot matters, tell the office and it goes on the job notes permanently.
Do you clean the townhomes in Nantucket, Southport, Newbury and Waters Edge?
Yes. Nearly a quarter of Island Lake’s homes are attached, and those townhomes are small — many between 700 and 1,300 square feet — but stacked rather than spread out. Stairs between every zone change the job more than square footage does, because the vacuum goes up and down instead of across. Shared drives and street parking get sorted before the visit rather than on the day.
