Three streets away, roughly 380 houses went up between 1997 and 2007: RiverWalk’s 262, Deer Grove’s 39, The Moorings’ 16 one-acre sites and the 36 condominiums at Port Barrington Shores. A channel cottage and a RiverWalk two-story are not the same visit.
The channels have one permitted opening to the Fox, so the water behind the original section sits still and fishes well twelve months a year. That makes the water-side door the working door — wet nets in July, boot mud and auger slush in January, all on the same few feet of tile — so we start a channel-house visit there rather than at the door with the address on it. There has been no village police department since 2009 and no local non-emergency desk to smooth over an alarm that trips mid-visit, so we work on coded or keyed access with the same background-checked team whenever we can.

The river came up again this spring. Do you still clean the lower level?
Yes, once it is dry. A finished lower level is a scheduled add-on rather than part of the standard visit, so mention it when we estimate and the time gets built into the plan. If water has come up through a floor recently, drying and remediation come first — that is a different trade, and we will say so rather than book a clean that will not hold.
What can you do about the silt after the water drops?
Mop it out in detail, and more than once. River silt is fine and greasy rather than gritty, so it holds in entry tile, grout and the edges of hardwood, and it keeps arriving on boots for weeks after the water is gone. We start at the entries, the mats and the stair nosings. It takes several visits to get fully ahead of, and we would rather tell you that now.
