Before you ask

What does Happy Maids not do?

Worth knowing up front, so nobody books a visit expecting the wrong thing. These are outside the service at any price:

  • Washing walls or ceilings, and chandeliers
  • Anything above the second step of a step ladder — extension poles reach most of the rest
  • Exterior windows, patios and decks
  • Carpet cleaning and steam cleaning
  • Laundry and folding
  • Moving large or heavy furniture, or lifting above 25 pounds
  • Mold, pet waste and other biohazards
  • Inside china cabinets, stocked closets or drawers
  • Inside the dishwasher, washing machine or dryer — though we can help load a dishwasher if the sink is not overflowing
  • Sorting, organizing or decluttering. Happy Maids cleans; it does not decide what you keep
  • Heavy mineral buildup on glass or tile in a single visit — it comes off over several, and we will not use anything that etches glass or damages tile to force it

Who is Happy Maids?

Happy Maids is a family-owned house cleaning company in Lake Barrington, Illinois, cleaning homes across the northwest suburbs of Chicago since 1985.

Same family, one office, no franchise headquarters elsewhere. Cleaners are our own W-2 employees, background-checked and trained on our time.

Do you service my area?

Happy Maids covers around 40 towns across the northwest suburbs of Chicago, centered on Barrington.

What cleaning packages do you offer?

Five, and every one of them can be adjusted to your home.

  • Recurring maid service — weekly, every other week, or monthly
  • One-time or occasional cleaning
  • Deep cleaning — the reset, usually the first visit
  • Move-in and move-out cleaning
  • Post-remodel cleaning — the dust and surfaces after a kitchen, bath or addition

How do I know what type of service I need?

Start with how long it has been.

  • Not professionally cleaned in a while — start with a deep clean, then maintain it
  • Kept up already — go straight to recurring service
  • Moving — a move-in or move-out clean, booked for an empty house
  • Just finished a remodel — post-remodel cleaning, once the contractor has taken the debris away

If you are not sure, call 847-382-0082 and describe the house. We will tell you honestly which one you need, including when the answer is the cheaper one.

Why do I have to start with a deep cleaning?

You usually do not have to — it is a recommendation, not a rule.

Happy Maids suggests starting with a deep clean if you are new to us or have not had a service in more than two months. It brings the house up to a standard that regular visits can then hold. You cannot dust a baseboard that was never washed.

If the home has been kept up, we will say so and start you on regular service.

Do you bring your own cleaning supplies?

Yes. Happy Maids teams arrive with everything needed — cleaning products, vacuums and cloths — on every job.

If you would rather a specific product was used on a particular surface, leave it out and tell the office. We cannot promise the usual result, or cover damage, from a product that is not ours.

How do I make a booking?

Call or text 847-382-0082, Monday to Friday 8:30 AM to 4:30 PM, or book your cleaning online.

A deposit secures the first appointment and is applied to the cost of that cleaning.

What if I do not want to book online?

Then call. 847-382-0082, Monday to Friday, 8:30 AM to 4:30 PM — a real person picks up.

A call is the better route if your home needs something unusual, or if you want a plan built rather than a package chosen.

Will I get a confirmation when I book?

Yes. You get an email with a summary of your booking details, and the office contacts you during business hours to confirm the appointment.

How far in advance do I need to book my cleaning?

A few days is usually enough.

If you need something last-minute, call anyway — we will do what we can. Around major holidays the schedule fills fast, so aim for two weeks ahead if your date matters.

What days do you work?

Cleaning teams are in the field Monday to Friday, 7:00 AM to 5:00 PM. Occasionally a team stays later to finish a job properly.

The office is open Monday to Friday, 8:30 AM to 4:30 PM. No weekends.

What time will you arrive?

You get a one-hour arrival window, texted to you three days and again one day before your cleaning.

The day is guaranteed and will not be changed without your agreement. The hour inside it is our best estimate rather than a promise — the house before yours and the drive between them are real.

Do you send one cleaner or a team?

Usually a team of two. Sometimes a single cleaner, sometimes a team of three, depending on the size of the home and the job.

How do I prepare for the cleaning?

A few minutes beforehand buys you real cleaning time.

  • Clear the floors — toys, shoes, clothes, paper piles. Cleaners cannot clean what they have to move first
  • Close the door on any room you want left alone; open doors mean clean it
  • Do not cook before or during the visit — we do not work on hot stoves
  • Booked an oven clean? Run the self-clean cycle a day earlier, not that morning
  • Booked an interior fridge clean? Empty it as much as you can and toss anything expired
  • Booked a linen change? Lay the fresh linens on each bed — we do not go through closets
  • Tell the office about pets, and settle any that get nervous around visitors
  • Make sure we can get in — code, key or lockbox — and share the alarm code if the system will be armed

In winter, salting the drive and steps keeps our people upright. In hot weather, leaving the house around 73°F keeps them working.

Can I request special tasks or extras?

Yes. These are arranged ahead of the visit and priced separately, because they add real time:

  • Inside the refrigerator
  • Inside the oven
  • Interior windows, within reach of a step ladder
  • Inside cabinets, emptied first
  • Vacuuming inside a sofa
  • Changing bed linens — charged per bed
  • Cleaning a finished basement or lower level

Ask at least one business day ahead. Extras cannot be added on the cleaning day itself, because the time has to be in the schedule.

Making a bed is part of the cleaning and carries no charge. Changing the linens is the extra, because it is the extra time.

Do I need to be home for the cleaning?

No, and most clients are not. It makes no difference to us either way.

What matters is entry. Give the office a garage or door code, arrange a key, or use our secure lockbox at no charge. If the team arrives and cannot get in, that visit is charged as reserved time — the cleaners were promised the work.

Do you work around pets?

Yes, happily. Tell the office about every pet in the house so the team knows before they open the door.

If visitors make an animal anxious, settle it somewhere safe for the visit. Two honest limits: cleaners cannot work in a home with fleas, and they cannot remove animal waste. If a cleaner feels genuinely threatened, we may have to leave.

How much does house cleaning cost?

There is no flat rate for a house, because a 1,600 square foot townhouse and a 5,000 square foot house are not the same job. Happy Maids prices by the time a home actually takes.

  • Square footage — the biggest single factor
  • How many bathrooms — the slowest rooms in any house
  • Condition at the start — a maintained home is quicker than one that is behind
  • How often we come — and whether floors are hardwood or carpet, and whether there are pets

Recurring service is a flat rate, fixed by home size, the services chosen and the condition of the house — so the number does not move with how long the team happens to take. First cleans, deep cleans and move-in or move-out cleans are hourly, pro-rated every ten minutes, because nobody can see under the furniture in advance.

Do you offer a discount for regular service?

Yes. Regularly scheduled cleaning is charged at a lower rate than as-needed service, and the more often we come, the bigger the difference — a maintained home simply takes less time.

The discount is built into the flat rate you are quoted. Change your frequency and the rate is adjusted to match it.

Am I stuck in a contract?

No. Happy Maids works at will, with no implied contract, and you can stop at any time.

We ask for two full business days' notice so the cleaners held for your home can be given other work.

How do I pay?

Cash, check or credit card — whichever suits you.

  • Payment is due on the day of each cleaning
  • Leave a check on the kitchen counter, or the card on file is charged after the cleaning is finished
  • A card on file is required for a first appointment

Am I supposed to tip the cleaners?

A tip is never required. Happy Maids cleaners are W-2 employees on proper wages — nobody's pay depends on it.

If you do want to, our published policy suggests 10 to 20 percent of the cleaning cost. Three ways to do it:

  • The Add a Tip Form — on your card, one time or every visit
  • The questionnaire that reaches you when the cleaning finishes — there is a tip field in it
  • Cash in an envelope marked for the cleaners, so there is no doubt who it is for

Either way, tell the office who did well. That gets back to her, and it counts.

Why do you need my credit card information?

To reserve the appointment. The card is pre-authorized when you book and not charged until the cleaning is complete.

Pay by cash or check on the day and the card is not charged at all.

What is your cancellation policy?

Changes need two full business days' notice. Move a cleaning earlier or later with that much notice and there is no fee at all.

With less notice than that, the visit is charged, because the cleaners were scheduled and the day cannot be refilled. Skipping a booked visit and being locked out are treated the same way, for the same reason.

Do you offer gift certificates?

Yes. A clean house is a good gift, particularly for someone who has just had a baby, moved, or come out of surgery.

Are you insured and bonded?

Yes. Happy Maids is fully insured and bonded, and carries workers' compensation on its cleaners.

Insurance confirmation and details are available on request. Ask for them — and ask any other company you are considering for the same thing.

Do your employees go through a background check?

Yes. Every Happy Maids employee is background-checked before being hired.

They are also W-2 employees rather than contractors, which is what makes the check, the training and the insurance ours to carry.

How can I be sure you will provide quality service?

Because the checks are built into the job rather than promised on a website.

  • Cleaners clock in and out on an app tied to your home's location — they cannot clock in from anywhere else, so the time you booked is the time spent in your house
  • A questionnaire reaches you by text or email as soon as the cleaning finishes, while you are standing in the room
  • New hires work with a trainer who re-checks their work until they can work alone
  • A traveling supervisor spot-checks jobs in the field from time to time — not every visit, and we will not claim otherwise
  • After your first cleaning, someone from the office follows up personally
Is my billing information kept safe and secure?

Yes. Once a card is entered into our system the number is no longer viewable — not even to Happy Maids office staff.

Only the last four digits appear anywhere in the system.

What is your satisfaction guarantee?

Tell Happy Maids within two business days and we come back and re-clean the area in question at no charge.

If it is still not right after that and the oversight is ours, you get a full or partial refund. The re-clean has to have been accepted and carried out inside that window for a refund to apply.

What if something was missed and I am unhappy with a cleaning?

Call the office on 847-382-0082 as soon as you notice — within two business days.

We re-clean the area free. Do not wait: after a week of the house being lived in, nobody can separate what was missed from what happened since.

What if something valuable was broken while you were cleaning?

Call the office as soon as you notice. There is a written process, not a shrug.

  • Incidental damage is handled by Happy Maids as a credit toward future service
  • Larger damage caused by routine cleaning goes through your homeowners' insurance
  • Negligence on our part is handled by our own insurer

We cannot take responsibility for inherently unstable or fragile items, or for old window blinds, which grow brittle with age. Tell the office about anything you would rather we did not touch and it goes on your home's record.

Do you clean small offices?

Yes — small offices, during business hours. No evenings and no weekends.

Almost all office cleaning happens at night, by a crew you never meet, holding a key to your office. We work in daylight, with the same background-checked W-2 team that cleans homes in your town, and you will meet them. For a small office with client files or records on site, that is usually the part that matters. Call 847-382-0082 and we will talk through the space.
